{"id":9411,"date":"2023-06-06T07:50:04","date_gmt":"2023-06-06T07:50:04","guid":{"rendered":"https:\/\/provisional.com.es\/toscanolex\/?p=9411"},"modified":"2023-06-06T08:49:24","modified_gmt":"2023-06-06T08:49:24","slug":"certificado-de-eficiencia-energetica","status":"publish","type":"post","link":"https:\/\/provisional.com.es\/toscanolex\/certificado-de-eficiencia-energetica\/","title":{"rendered":"CERTIFICADO DE EFICIENCIA ENERGETICA"},"content":{"rendered":"\n<h2 class=\"wp-block-heading\"><strong>\u00bfQu\u00e9 es un certificado de eficiencia energ\u00e9tica? <\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Es un documento que certifica c\u00f3mo de eficiente energ\u00e9ticamente es una propiedad.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Para ello, se clasifica la vivienda de las letras A a la G, siendo la A, la m\u00e1s eficiente, y la G, la menos eficiente.&nbsp; <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Este documento sirve para informar al futuro comprador o inquilino del coste que le generar\u00e1 calentar, iluminar la propiedad etc.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En dicho certificado se recoge cu\u00e1l es el aislamiento t\u00e9rmico, las instalaciones, las condiciones normales de funcionamiento, la iluminaci\u00f3n, la calidad del aire interior entre otros datos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As\u00ed como las pruebas e inspecciones llevadas a cabo por el t\u00e9cnico, para otorgar la certificaci\u00f3n y las posibles mejoras que pueden llevarse a cabo en la propiedad.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Por otra parte, deber\u00e1 realizarse una revisi\u00f3n de la vivienda por t\u00e9cnico competente, arquitecto o aparejador.  Y se deber\u00e1n recoger en su informe, cu\u00e1les son las caracter\u00edsticas f\u00edsicas del edificio, tales como: orientaci\u00f3n, exposici\u00f3n exterior, aberturas de ventanas y puertas etc.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>\u00bfPara qu\u00e9 sirve?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">El certificado es obligatorio para viviendas unifamiliares, pisos, locales. Cuando el propietario quiera alquilarlo o venderlo.  Es exigible tanto a los de nueva construcci\u00f3n como a los edificios m\u00e1s antiguos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Hay edificios de car\u00e1cter residencial exentos de aportar este certificado.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Las viviendas con superficie \u00fatil total inferior a 50 m2. The house is classified from the letters A to G, being A, the most efficient, and G, the least efficient.&nbsp; <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This document serves to inform the future buyer or tenant of the cost that will generate heating, lighting the property etc.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The certificate includes the thermal insulation, facilities, normal operating conditions, lighting, indoor air quality among other data.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As well as the tests and inspections carried out by the technician to grant the certification and the possible improvements that can be carried out in the property.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A review of the house must be carried out by a competent technician, architect or surveyor.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And the physical characteristics of the building must be included in their report, such as: orientation, exterior exposure, window and door openings, etc.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What is it for?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The certificate is mandatory for single-family homes, flats, premises when the owner wants to rent or sell it. It is required for both new and older buildings.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are residential buildings exempt from providing this certificate; dwellings with a total useful area of less than 50 m2 or residential units within buildings that are used less than 4 months a year, for a limited time per year and with an expected energy consumption of less than 25% of annual consumption.
